這場雨下得又大又急
學成路尾端佳園路口一向逢雨必淹沒慢車道
今早上班尖峰時間高速公路便道車潮回堵至大成路
許多車輛見風轉舵，包括公車932、922，在大成路左轉往學勤載客
回程的公車亦避開佳園路，直接在大有路轉入學成路

學成路的慢車道這次也淪陷了，水面與人行道等高
最慘的是學勤路，水淹沒了快車道，已經可以划船

2012/06/12下午兩點在麗寶世紀館及國際館間撿到一支泡在水中的Samsung高檔手機
我跟Samsung不熟，
但看來是很高級的智慧型手機，製造年份是2012年

因為有皮套+泡在水中不知多久
我打開皮套看到整支手機都是濕的
我剛已經先幫忙把背蓋拆開，電池（也是濕的）拔出擦乾
目前放在我家書房吹電扇
因為手機是濕的，我不敢貿然開機查電話簿
只好到處貼訊息囉
手機既然在國際館跟世紀館間撿到，
這兩館鄰居的可能性最高
來這借版面詢問一下

請有遺失Samsung高檔手機的朋友傳短訊息給我
告知手機型號、顏色及皮套顏色

如果身邊剛好有朋友今天掉了S牌智慧型手機
也請麻煩轉告

現在有人要，我還覺得很高興呢!

據我所知是沒有, 但是我會在去物館那邊了解一下囉, 啪ㄕㄟˇ啦{:4_166:} (你懂閩南語嗎{:4_144:} ) 但是今早練完功回來,經過車庫看到排水的網子上面有些髒東西未清, 待會他們上班的時候我會去跟經理反應一下, 希望他們想辦法清一清, 免的颱風季節來, 水若過多, 可能會往地下室流.

我想代銷海悅跟麗寶應該會偶而看一下我們的討論. 我在此想反映的有兩點, 希望能改善.
1. 每次海悅帶一團參觀的人員來看屋, 所有大小燈都開的亮亮的, 若是傍晚或晚上我沒話說. 但是大太陽下, 中庭的燈跟每層樓前陽台的燈, 還有照植物的超熱的燈全開. 真是搞不懂是啥意思? 是要表示什麼? 現在公電費嚇死人了, 不知要省電, 還浪費電. 大白天的外面燈全部亮有何意義? 要給外賓看到的是什麼? 不懂ㄋㄟ.
2. 我昨天經過中庭, 看到E棟跟F棟涼亭前的竹子被吹的歪七扭八, 跟陳經理說了, 他說只能反映給建商處理,最後還好是園藝委員燕燕跟曲處長下令先用繩子綁起來應急. 像這種會影響觀瞻的地方, 才應該注意防範想辦法弄漂亮一點. 外賓看了才會舒服. 只會浪費電開不需要的燈幹麻{:4_172:}

一、感謝主委、熱心住戶及物管中心保全人員對社區的關心坐鎮。昨天7時開車上班離開時，在電梯間遇到鄰居告知，高速公路便道積水無法通行，只好走學成路右轉復興路上高速公路，沿路除了大英博物館旁積水較嚴重外，學成路上積水並非嚴重，但車輛很多，車行中擔心雨勢不止，而國際館地下室出入口又無防水閘門，若雨水跑進社區地下室那就恐怖了，幸好，雨勢漸歇未釀成災。
二、這次612豪大雨災情，可知北大特區地勢高低分佈，未來低窪地區住戶必憂心忡忡，逢雨心驚膽跳。目前本社區首要之務要建立自我防衛系統：設置防水閘門及備妥沙包，千萬不可讓水進入地下室，否則會造成極大的災情及不便(如：車輛泡水、機電設備損壞電梯無法使用、蓄水池污染缺水、地下室滿是污泥)，整理好至少數月之久，最最重要的是影響房價......。
三、從愛北大的災情相片資料分析，國際館在特區內地勢屬較高，但仍需未雨綢繆防患未然，北大之星才能永遠閃亮、名揚國際。:D :D :D

說到電費,真的是很嚇人,尤其現在是夏天,電費又要調整,之前我只有提議小公電降低容量,從100調低到50,成功的減少一些電費,但是大公電我根本就没提議調降,不知麗寶是否自己調降,我們不知道,聽說這次大公電用電量超出設定值,導致被罰錢,所以請麗寶公司給我們一個明確的答案,為何大公電會被罰錢呢?

還有我還是要叮嚀國際館的芳鄰,現值夏天用電量,超出平常許多,要呼籲的是大家要節能減碳,電梯能用同一台就用同一台,地下室或樓梯間的燈,只用一些燈,其他沒用到的要隨手關燈,公共區域的水也要儘量的節約用水,讓我們大家共同為夏日的節約能源大作戰. 好嗎 ?

We need to find out how much it will cost to install a floodgate (防水閘門) for the entrance of the underground parking. Sand bags (沙包) never worked in any "real" flood, and 沙包 will not work for 國際館地下室出入口. 國際館地下室出入口needs a long term solution.

防洪閘門是好宅必備的 這點麗寶應該要做到補強 而且盡快因為
1. 麗寶本館還有大坪數要賣 如何降低買家購買 "一淹成名"的北大特區中的國際館
除了銷售話術外 有防洪的配備是基本該有的
2. 颱風季將臨 更大雨勢需未與籌繆

[*]社區自行規劃設計一樓所有的防水閘門防水窗(雖影響美觀 但是一旦水淹入地下室 恐怕就像當初的納莉颱風讓開幕的京華城地下七層全淹滿 其災損和後續的復原經費早超過防水閘門的施工預算) 幾場淹水的復原施工 早花光了當初社區所有可用的經費 沒錯!!不但花光光 以我的社區為例 每間房屋所有權人每戶還要多繳約5萬(油漆 發電機 配電室 所有一樓物管的機電裝備 電梯 化糞池 儲水池 監視設備等等一大堆修復或新購) 汐止約70萬人口 舊社區乃至新建大樓的防水閘門已經是基本配備 高度約1.5公尺到3公尺不等

As I know, our construction company earn much more money from 國際館 than 世紀館. Although their excuse is 國際館 has improve some material, the selling price of 國際館 is almost double 世紀館. Actually, their cost is not much difference. Money is in pocket, it is impossible for them to take out for us to increase any expensive improvement. This is my own opinion.

I am not saying that we are to ask the builder to pay for the floodgates, I am suggesting that we home-owners try to do it our-self and bring the subject up in the next HOA (Home Owners Association) meeting. 國際館社區自行規劃設計一樓所有的防水閘門防水窗.

想請問各位芳鄰,有人家中有安裝安麗新一代的淨水器嗎?
因為得知可另外安裝鵝頸做為出水口,
不知道原本建商送的那個濾水器的出水口能否延用,
或是直接換掉不用另外在打洞安裝鵝頸?
